The Truth About Free Estimates

Why we don't do free estimates, and why you don't want one. 

Over time the construction industry has developed a nifty little catchphrase, "free  estimates," to get clients to call the number on the side of their truck. The problem with  this is a free estimate is a guesstimate and rarely accurate. Free estimates are  acceptable for small jobs like flooring or roofing, but we feel that projects over $100,000  require more care. An inaccurate estimate can cost clients thousands in change orders  once the project has started. Most clients complain they can't get contractors to call  them back, the estimates are all over the place, making it hard to compare, and they  don't know if they're getting a fair price. This is partially on the contractors and partially  on the clients. We can't expect our contractors to spend 20-40 hours breaking out plans  for free, and we can't expect our clients to stretch their budgets when the free estimate  is wrong. 

So how do we fix this ongoing issue? 

The cost of a proposal needs to be relevant to the scope of work requested. Architects  typically offer two types of design services, Fixed Fee and Plans for Permit. With a  Fixed fee, you receive an in-depth scope of work with all the final finishes laid out for  your builder. This makes the bidding process much easier because builders have all the  project specifications to complete an accurate proposal. The downside is these plans  are much more expensive, and the final finishes your architect advises may be well  above your budget. Plans for Permit are basic plans at a reduced cost that makes the  client the designer. Since most clients think they have a pretty good handle on what  they want, they typically choose this option. There are two main problems with this.  First, most clients are unaware of what is required of them and how involved designing  their project is. Secondly, clients don't know what materials are available and how much  of their budget will be needed for each. If you don't have the experience, hire someone  who does. Why take the risk?
